METHODOLOGY

Vacancy rates and average 2-bedroom rents sourced from the CMHC Rental Market Survey, October 2025 (published December 2025). Vacancy reflects purpose-built rental apartments. Average rent reflects 2-bedroom purpose-built units. Multifamily cap rates for major centres sourced from CBRE and Colliers Q1 2026 reports; cap rates for Foundation Capital operating markets reflect FC portfolio transaction data. The Southwestern Ontario rollup is a population-weighted average of London CMA, Chatham-Kent CA, and Sarnia CMA.
